Five housekeeping KPIs that actually predict tenant complaints

Checklists completed is a vanity metric. These are the five numbers we track at offices and malls — and what each one tells you before a complaint lands.

  1. Washroom service interval during peak hours (target: under 45 minutes).
  2. Consumable stock-outs per month (target: zero).
  3. Supervisor inspection score, sampled weekly per floor.
  4. Time-to-close for tenant tickets raised to the help desk.
  5. Staff attendance and replacement time on no-show days.

Each of these is cheap to measure and hard to fake. Review them monthly with your provider, and insist that the report comes with photographs and timestamps.
