What a facility manager is judged on

Nobody thanks a facility manager for a clean floor. They hear about the washroom that ran out of supplies before a client visit, the meeting room air conditioning that failed during a board call, and the lift that was out on a Monday. Corporate facility management is a business about eliminating those moments, and it is measured in exceptions rather than averages.

BFM's corporate deployments are built around that reality: a morning team that resets the floor before occupancy, day-shift housekeeping and pantry staff who are visible and briefed, and technical cover close enough to close a fault the same day rather than raise a ticket about it.

How the deployment is put together

Soft services on a supervised checklist

Daily cleaning of lobbies, workstations, meeting rooms and washrooms, scheduled floor care, high-touch sanitisation and consumables management, all against a checklist a supervisor signs. Washroom consumables are counted and reported weekly, because running out is the single most common complaint in every corporate site we have taken over.

Pantry and front-of-house

Pantry attendants are often the most visible BFM people in your office and the ones your senior visitors meet. They are trained on hygiene and food handling, presented properly, and supported by a reliever pool so a sick day does not leave a meeting room unserved. Event and townhall cover is arranged on request.

Technical cover that closes faults

For most offices the right model is a multi-skilled technician on site plus specialist cover on call — electrical, plumbing and HVAC attendance without three separate vendor relationships. Where the building has chillers, AHUs or standby power under manufacturer contracts, BFM handles first-line attendance, logging and OEM coordination so the specialist arrives with the right information.

One reporting pack

Attendance against deployed strength, checklist completion, complaint and breakdown logs with closure times, preventive maintenance done versus scheduled, and consumables consumption. It is designed to be the document you take into your own facilities review rather than raw data you have to reformat.

Taking over from an incumbent

BFM runs a structured transition rather than a cut-over: site survey, area and frequency mapping, agreed checklist and reporting format, confirmed headcount, and — where the outgoing team is competent — absorption of staff onto BFM's rolls so site knowledge is not lost. The first thirty days run with closer supervision and a formal review at the end. Most service failures during a contractor change are not caused by the new contractor being worse; they are caused by nobody writing down what the old one actually did.

Statutory compliance is BFM's responsibility and documented monthly. As principal employer you carry exposure for a contractor's PF and ESIC position, so those records are available for your audit rather than on request.

Can you work around our operating hours?

Yes. Most corporate sites run a pre-occupancy morning team plus day-shift cover, with disruptive work — floor scrubbing, high-level dusting, deep cleaning, noisy technical jobs — scheduled after hours, at weekends or over shutdowns. Sites operating 24x7 take rotating shifts with a supervisor on each, not a single supervisor stretched across the day.

Do you provide the machinery and consumables?

Either. BFM can supply the full inventory — scrubbers, vacuums, chemicals, washroom and pantry consumables — or work with your existing stock and vendors. Corporate clients with negotiated consumable rates usually keep their own supply and ask BFM to manage indenting and reporting, which keeps the spend visible without adding a margin to it.

What SLAs do you commit to?

Response and closure windows are set in the contract against the site's actual risk profile rather than a generic template — a trading floor and a back office do not need the same commitment. What is consistent is that every fault is logged with a raise time and a closure time, so the SLA is measurable rather than asserted.

Can one contract cover several of our offices?

Yes. Multi-site corporate clients are deployed under one agreement with a site supervisor at each location and a single account manager above them, consolidating reporting and invoicing. BFM currently runs multi-site deployments for government departments across eight districts of Maharashtra, which is the same operating model.
