Common questions

Comprehensive or non-comprehensive AMC — which should we take?

A comprehensive contract includes parts; a non-comprehensive one covers labour, servicing and attendance only, with spares billed as used. On new or lightly used equipment, non-comprehensive is usually cheaper over the term. On ageing plant where failures are becoming frequent, comprehensive converts an unpredictable cost into a fixed one and is often worth the premium. BFM recommends based on equipment age, condition and failure history rather than a standard policy.

How often should units be serviced in Mumbai?

Quarterly servicing is the practical standard for Mumbai and coastal Maharashtra, because humidity, salt and airborne dust foul coils and filters faster than in drier regions. High-use areas, kitchens, server rooms and units drawing air from busy roadsides usually need filter cleaning between services. Skipping a quarter is not neutral: a fouled coil raises energy consumption before it causes a breakdown, so the cost appears on the electricity bill first.

Do you maintain VRF, AHU and chiller systems?

Yes — belts, bearings, valves, drives, controls, drain lines and coil cleaning for AHU and FCU installations, and routine attendance on VRF and VRV systems. Chiller plant is maintained in coordination with the OEM contract where one exists, with BFM handling first-line attendance, logging and coordination. Split and cassette units across offices and societies are covered on the same preventive calendar so nothing is maintained on an ad-hoc basis.

How is an HVAC AMC priced?

Pricing is built from the equipment list — type, tonnage, quantity and age — the number of preventive visits per year, and whether the contract is comprehensive or non-comprehensive. Resident technician deployment on larger sites is priced per person per month. Because the equipment schedule drives everything, BFM asks for or compiles an asset list before quoting; a price given without one is a guess that gets corrected upwards later.

Can you reduce our air-conditioning energy costs?

Often, and usually without capital spend. Coil and filter cleaning on schedule, correct refrigerant charge, working thermostats and controls, sensible set points, fixing the doors and dampers that let conditioned air escape, and switching off plant serving unoccupied zones together make a measurable difference. Where a larger intervention is worth considering, BFM will estimate the saving and payback first rather than recommending replacement as a default.

What happens when a unit fails outside working hours?

Breakdown attendance and the response window are set in the contract, including out-of-hours cover where the site needs it — server rooms, hospitals, hotels and 24x7 operations normally do. First-line attendance diagnoses and restores where possible; where a part or an OEM engineer is required, BFM arranges it and keeps you informed rather than closing the call. Every breakdown is logged so repeat failures on the same unit become visible.
