Most clients do not arrive knowing which of the fourteen they need. They arrive with a building that is not being looked after properly, and a contract that has stopped working. So BFM starts with the site rather than the service list — a walk-through, a map of what actually goes wrong there, and a scope built around it.

How we work

How a BFM contract is built.

    We walk the site first

    Every engagement starts with a walk-through before a number is quoted. We map recurring issues, neglected corners, equipment condition and the real staffing the building needs. A quote written from a floor plan almost always understaffs the site, and the shortfall surfaces three months in as complaints.

    Scope is written by outcome

    The scope names what has to be true — lobbies presentable before occupancy, washrooms stocked, pumps attended, drains clear before the monsoon — not just how many people turn up. That is what makes performance reviewable rather than a matter of opinion.

  3. 03

    One supervisor, one escalation path

    Whatever the mix of services, there is a supervisor on site and one number above them. Problems that cross two trades — a leak that soaks a lobby, a power fault that stops a barrier — do not become an argument about whose contract it was.

    Reporting you can take into a review

    Attendance against deployed strength, checklist completion, complaint and breakdown logs with closure times, and preventive maintenance done versus scheduled. Designed to be the document you present, not raw data you have to reformat.

Pricing

What it costs, and why we quote after a visit.

Deployed services are priced per person per month. That rate covers wages at or above the applicable minimum wage, statutory contributions, uniforms, supervision and BFM's management fee. Housekeeping, pantry, gardening, security, parking and manpower all work this way.

Technical services are priced either as resident staff on the same per-person basis, or as an annual maintenance contract priced on the preventive schedule, the assets covered and the breakdown response committed. Spares are quoted and billed at actuals with your approval.

One-off work — deep cleaning, possession handovers, pest treatments, re-marking a car park — is quoted per job against a defined scope.

We do not publish a rate card, because the honest number depends on built-up area, footfall, equipment condition and the standard you want held. What we will say is that a quote materially below the sum of wages plus statutory contributions is a warning rather than a saving: the shortfall has to come from somewhere, and as principal employer that becomes your exposure.

Our commitments

What holds true on every contract.

  • Staff on our own rolls

    Deployed people are BFM employees with PF and ESIC paid and wage registers open to your audit — not an agency introduction that leaves the employment relationship ambiguous.

  • Police-verified and uniformed

    Every person deployed is verified before they start, uniformed and carrying an identity card. On residential and government sites this is usually a condition of entry rather than a preference.

  • 2-hour response on AMC breakdowns

    Technical AMC includes on-call cover for nights and weekends with a 2-hour response commitment. Response windows for other services are set in the contract against the site's actual risk profile.

  • Absence is covered, not absorbed

    A reliever pool backfills planned and unplanned absence. You are billed for deployed strength, so any shortfall that is not covered is adjusted on that month's invoice.
