Professional housekeeping services in Mumbai and across Maharashtra for offices, residential societies, airports, malls and government buildings. BFM's trained, uniformed housekeeping staff work to supervised checklists so premises stay clean, hygienic and presentable every day — not just on inspection day.
Housekeeping services in Mumbai & Maharashtra
Bohra Facility Management has provided contract housekeeping since 1994. Today our teams look after corporate offices, residential societies, airport terminals, GST and other government offices and retail premises in Mumbai, Thane, Navi Mumbai, Pune, Nagpur and other Maharashtra districts. Each site gets a dedicated supervisor, a written scope and a daily checklist — so the standard on day 300 is the same as on day 1.
What a BFM housekeeping contract covers
Scope is built around your premises after a walk-through, but a typical contract includes daily cleaning of lobbies, corridors, workstations, washrooms and pantries; scheduled floor care (scrubbing, buffing, polishing); glass and high-touch-point sanitisation; waste segregation and disposal coordination; consumables management with stock reports; and supervisor sign-off every shift. Machinery, chemicals and consumables can be included or supplied by you.
Staffing models
- Resident housekeeping — fixed team on site across one, two or three shifts, with a supervisor per shift.
- Visit-based — scheduled visits for smaller offices, clinics and showrooms.
- Hybrid — resident day team plus night deep-clean crew for malls and hospitals.
Where we provide housekeeping
We currently service sites in Mumbai (Mazgaon, Lower Parel, BKC, Churchgate, Andheri, Goregaon), Thane and Mira Road, Navi Mumbai, Pune, Nagpur, Kolhapur, Gondia and Bhandara. New sites elsewhere in Maharashtra are mobilised within 2–4 weeks depending on headcount.
How pricing works
Housekeeping is priced per head per month (resident model) or per visit (visit model), plus consumables and machinery if included. Cost drivers are headcount, shifts, skill mix (housekeeper vs. supervisor), statutory components (PF, ESIC, minimum wages — all paid by BFM) and consumables. Request a quote with your built-up area, floors and operating hours for an indicative figure within 3–5 working days.
Why clients renew with BFM
- Supervisor checklists, inspection scores and monthly reports you can audit.
- Uniformed, background-verified, trained staff with replacement cover on no-show days.
- Statutory compliance handled end to end — PF, ESIC, wage registers.
- One accountable partner if you bundle pantry, deep cleaning, pest control or technical AMC.
How a BFM contract starts
- Site walk-through — we inspect the premises, map recurring issues and note access, shifts and safety requirements. Nothing is quoted from a template.
- Scope & staffing plan — a written scope, headcount, shift pattern, equipment list and SLA tailored to the site.
- Mobilisation — verified, trained and uniformed staff deployed with a supervisor; checklists and registers set up on day one.
- Review — monthly reports, inspection scores and a review meeting so standards keep rising.
Reporting & accountability
Every BFM site runs on supervisor checklists, attendance records and incident logs. You receive a monthly report with completed schedules, issues raised and closed, consumable usage and statutory documentation — the paperwork your auditors, committee or management ask for. If you bundle several services (for example housekeeping, pantry and technical AMC), they sit under one supervisor structure and one invoice.

Common questions
Do you provide the equipment, machines and consumables?
BFM can supply the full housekeeping inventory — scrubbers, single-disc machines, wet-and-dry vacuums, chemicals, and consumables such as hand wash, tissue and bin liners — or work with what you already hold. Most clients start with BFM machinery and keep consumables on an indent-and-bill-at-actuals basis so they retain control of spend. Whichever model you choose, stock levels are counted and reported monthly so refills are ordered before anything runs out.
Can shifts be customised to our building's hours?
Yes. Housekeeping is deployed to match how your premises actually run — general shift, split shift, night shift or 24x7 cover, with a supervisor on every shift rather than one supervisor spread across the day. Corporate offices usually take a morning deep-clean team before occupancy plus day-shift housekeepers; societies and airport sites more often need round-the-clock rotation. Shift patterns are fixed during the site walk-through and can be revised as your occupancy changes.
How is housekeeping priced?
Housekeeping is priced per deployed headcount per month, not per square foot. The rate covers wages at or above the applicable minimum wage, statutory contributions, uniforms, supervision and BFM's management fee. Machinery and consumables are either included or billed at actuals, depending on the model you pick. Because staffing depends on area, footfall, number of washrooms and the standard you want held, BFM quotes only after a walk-through — a template quote almost always understaffs the site.
What happens when a housekeeper is absent?
Attendance is monitored daily by the site supervisor, and BFM maintains a reliever pool so absences are backfilled rather than absorbed by the remaining team. Planned leave is covered by a named substitute; unplanned absence is escalated the same morning. You are billed for deployed strength, so any shortfall that is not covered is adjusted in that month's invoice. This is the difference between a managed contract and simple labour supply.
Are your housekeeping staff on BFM's own rolls?
Yes. Housekeeping staff are employed by BFM, with Provident Fund and ESIC contributions, wage registers and statutory records maintained by us and available for your audit. Staff are police-verified before deployment, uniformed and issued identity cards. For corporate and government clients this matters commercially as well as ethically: principal-employer liability under the Contract Labour Act sits more comfortably when the contractor's compliance documentation is complete and current.
How does a takeover from our existing contractor work?
BFM runs a structured transition rather than a cut-over. Before the start date we survey the site, map the areas and frequencies, agree the checklist and reporting format, and confirm headcount. Where the outgoing team is competent, staff are frequently absorbed onto BFM's rolls so site knowledge is not lost. The first thirty days are treated as a stabilisation period with closer supervision and a formal review at the end of it.
