Common questions

Is carpentry available without a full technical AMC?

Yes, on a per-job basis, and many clients start that way. Most, however, end up bundling carpentry with electrical and plumbing under a single technical AMC, because the alternative is holding three vendor relationships for work that is usually small, frequent and urgent. Under a bundled contract the multi-skilled or dedicated carpenter is already on site or already scheduled, which is what removes the delay between reporting a problem and someone attending it.

Do you work after office hours?

Yes. Dusty, noisy or disruptive carpentry — cutting, drilling, fitting, polishing — is scheduled after hours, on weekends or during shutdowns, with the area cleaned and handed back usable before the next working day. In occupied offices this is the default rather than the exception. For societies, work in common areas is scheduled around resident movement, and work inside flats around the resident's availability.

What kind of carpentry work do you cover?

Day-to-day building carpentry: door and window repairs, hinges, locks, closers and hardware; false ceiling and partition repairs; workstation, cabinet and furniture repair and reassembly; shelving and storage fabrication; skirting, beading and trim; and site fit-out snagging. Larger bespoke fabrication and full interior fit-outs are quoted as projects rather than handled under maintenance. If a repair is not economic, BFM says so rather than repeatedly patching the same item.

How is carpentry priced?

Per-job work is quoted per task, with labour and material shown separately so you can supply your own materials if you prefer. A resident or shared carpenter under a technical AMC is priced per person per month inclusive of statutory contributions, tools and supervision. Bundling carpentry with electrical and plumbing under one contract is normally cheaper than three separate arrangements, because the same supervision and mobilisation cover all three.

Do you supply the materials?

Either. BFM can procure timber, board, laminate, hardware and fittings and bill at actuals with your approval above an agreed threshold, or work entirely with materials you supply. Corporate clients with standard specifications for doors, hardware and furniture usually prefer to supply; societies more often ask BFM to procure. Where BFM procures, the specification is agreed in advance so a repair does not quietly introduce a lower-grade fitting.

Can you handle snagging before a handover?

Yes. Pre-handover snagging — doors that bind, misaligned shutters, damaged edges, loose hardware, gaps in trim — is work BFM does regularly for developers, usually alongside possession-ready deep cleaning so one team closes out both the finish and the cleanliness issues. The output is a closed snag list rather than a day count, which is what the site team actually needs before inviting a buyer to inspect.
